My family and I had a great stay at Manzana Villa, spacious house and very clean. I loved the kitchen, I was able to cook nice meals for my family. In the evening times once it was cooler weather we walked around the neighborhood. So many nice people. You see a lot of horses, horse back riding. The neighborhood is great and safe. If you walk on the South side of the neighborhood you can actually walk down the bosque, a breath taking view. I definitely recommend staying at Manzana Villa. We will be back next year! Thank you Roberto for all your help.

Don't do it!
Villa was dirty. The shower stalls were dirty. All the rooms were dusty. The dishes were dusty. We left it 100% cleaner than when we checked in. Towels were in the dryer. The broom was a joke. Tables weren't set up. Had to call for table linens and were delivered in a laundry basket. Ran out of tissue paper and paper towels. The air conditioner did not work in the living room. Mice were in the ceilings. Knives were a joke. The futtons need to be cleaned (badly). This villa was rented to US Marines who got married on the 4th of July. Roberto, you should be ashamed of yourself for presenting the villa the way you did.

A week at this location during balloon fiesta was around $7000. We never argued price, but we did expect the place to be nice. Here is part of the letter I sent to the owner since he didn't want an issue with AirBnB and he is trying to get a LUXE rating which is premium 5 star accommodations. He has never responded. Our group were really looking forward to staying at such a luxurious B&B. Your villa has so much potential! The building is roomy. The area is extremely safe. The property had the room for our ballooning rig. The neighborhood is pretty. It definitely starts out with a true “WOW!” factor. We really wanted to give it a 5 star rating. Unfortunately, we just are not able to do so. Here is a listing of many of the things that we found substandard in the villa. BATHROOMS Two bathroom faucets had a sewage type smell to the water. Very strange. Right wing bathroom toilet closet had hole in wall and tile missing at base where door closes. Suspect that is where one cockroach came in. Right and Left wing bathroom toilet area had no curtain on the clear window. We had to tape aluminum foil to the window for privacy. Right wing bathroom counter under the sinks had broken legs supported by a 2x4. At least cover the base with a nice piece of wood so you don't see the scrap lumber. The Right wing bathroom, the lower bathtub wall is unfinished facing the sinks leaving exposed wood structure. Both wing bathrooms had Flintstone style curtains in the large windows. They were shower curtains cut jaggedly across the bottom and sides which were cut short at the bottom and sides in places. Not a bad idea but very shabbily done and doesn't completely block view. Bathroom showers had a generous amount of soap scum on the glass. Left side sink Drain in Right wing bathroom drained very slowly. Shower had no hand rails. Not a requirement but nice to have in a rental and for safety in a slippery area. VERMIN Cockroaches (saw 2) One in the kitchen (got away), one in the right wing bathroom (Killed that one). A rat ran from the trash pile out back. We put the trash where instructed at the rear of the house but it was not picked up. There was no dumpster or closed top trash cans. Large spider with spider web in the lower left cabinet of the sink in the kitchen All kitchen cabinets not clean, lower ones had dirt almost like sawdust in it. Large ant got away from us in there. There were scratching sounds either in the walls or in the ceiling at night, which explains the mouse poop we discovered when stripping the beds for the laundry. SLEEPING QUARTERS What was on one of the mattresses when it was stripped? Blood? Much of the shelving seemed to be rough cut wood leftovers from a construction job. There is no wall between the refrigerator recess and laundry room/bedroom. The refrigeration coils vent the heat into the room (a bedroom) raising the temperature so the window has to be open. Right wing bedroom (former walk-in closet) Had large hole in wall for servicing AC unit. One of two bulbs worked in the walk-in closet turned bedroom in Right side wing. Extremely dark. KITCHEN/UTILITIES Laundry room has poor lighting. Needed a flashlight to read the dials after dark Washer/Dryer unit had a layer of dust on it. One of the guests wiped it off the best they could. Oven had one rack only in it. Your cookware could really use a major upgrade. Air conditioning in the kitchen/living room area of the house would freeze up and error out. The system would shut down and defrost which would take an hour or so. The unit would then drip on the kitchen counter so make sure you don't have anything underneath it. Then it would have to be restarted. Hodgepodge of utensils and every knife was dull. We went out and bought one for $15. Propane ran out after one evening cookout. The first day the internet was spotty at best, fading in and out. The firmware had not been updated, ever. We were able to get into the router (not very secure) and do all the updates. Certainly seems to be satisfactory now. The “OK Google” stuff isn't very intuitive for those who don't have it at home. Should be provided with a written list of available commands. (Housekeeper did explain but that requires remembering the options). OTHER INTERIOR Fairly poor lighting The furniture in the house appears to be a collection of various un-matching items purchased at various garage/yard sales. There were patches in the walls left unfinished, even a picture over the patches would have worked. Every sliding door (Pocket Doors) was difficult to move. One of the ladies actually got stuck in the bathroom and needed assistance to get out. We ended up greasing all the tracks with proper wheel bearing grease and now they will function normally for years to come. Laundry Room/Bedroom Door had no interior door handle. Getting out of it was extremely difficult until we lubricated the door track. The pocket doors were not finished having exposed metal track and not closing into a relief area. Maybe that's one of the collective issues. The house is almost, but not quite completed. OUTSIDE The Backyard construction supply, debris and equipment stockpile area not fenced off to keep from view. The south section back yard had old wood, laying around, partially stacked, others strewn along with a collection of chairs sitting next to the fence with a utility body work truck Trex walk way in the back is curled, just like authentic wood. Never seen that before. Terrible trip hazard. Swing rope deteriorating pretty badly. One side twist is coming apart. Using the swing should come with a warning label that it could come apart at any time or the rope should be replaced. Outside patio wall fixtures had one bulb working of 3. There are other things, but these are the important issues. All of this could certainly be resolved for very little money and not much time. Then it would certainly be an outstanding rental. You know this property. You live at this property. This means you walk though the building and it's grounds and don't depend upon a real estate agency to manage it. You have the ability to restore this property to it's proper stature. Instead, it is just a rental and reflects that attitude. The problem I have is that the property was not represented accurately on AirBnB. If it had been, I would have continued to shop other options or changed our plans to fit what we rented. The guests were, in turn, told of the great accommodations. Instead, we dealt with issues. Not a couple issues, many issues. These are our personal friends we had invited to share the experience of Fiesta with us. You knew our reputation at Air BnB. We leave the places as if we were never there. We are guests in your home. I would like to say that it may just be a coincidence but my wife ended up in Urgent Care in Albuquerque because she broke out in some kind of allergic reaction that looked like hives, but the welts blistered. They gave her steroids and other anti inflammatories. When we got back, she spent half a day in the emergency room and was pumped full of the same plus antibiotics. Suspicion is it may have been a reaction to mold. Total for those bills? $750 plus our health insurance.

Thanks, you ruined the big day.
My daughter booked this home for her wedding venue and was charged the venue rate which should have been $1200 according to the house info, but she was charged $2200 instead. Roberto said there would be 10 tables available. There were 6. He said there would be 72 champagne glasses. There were none. He said there would be rectangular table cloths for the tables. There were 2 and they were for round tables and they were filthy. There were 2 wheelbarrows full of rotten apples from all over the property that the bride and groom had to pick up themselves so they were sunburned and in pain on their wedding day. There was a truck full of garbage blocking driveway access around the house. The house had water damage on the walls, cobwebs, dead insects in one bathtub and the other bathtub leaked. The curtains on the bathroom windows were just filthy shower curtains cut in half. The coffee pot was growing mold. There was construction trash that he promised to have cleaned up which was never done even though he had since the beginning of the year to do so, so the background for my daughters wedding was a disgusting trash heap. His assistant texted him to find out why nothing was done, and his excuse was that they're high maintenance. Sorry Roberto, but expecting a clean home and expecting an actual venue after paying the venue rate does not constitute "high maintenance." If anything, they were too low maintenance and should have been on you every week to make sure you held up your end. So thank you for single-handedly making the most important day of their lives absolutely miserable just because you're lazy, unprofessional, and completely incompetent.

Not as advertised-dirty and unsafe!
We have rented houses for family reunions and family vacations for 12 years now and have consistently had good experiences, until now. The house we rented was not only dirty (we spent the first few hours in the house cleaning) and in poor shape, there were aspects that are safety issues. This is an incomplete list of the issues we had with the house. 1. The roof leaked in at least 10 locations 2. Some of the leaks were through electrical fittings including a ceiling fan, a smoke detector, and the main electrical service panel. 3. There are only three smoke detectors in the house. Two in the main room, one in one of the bedrooms. The other 6 “bedrooms” lacked smoke detectors (though two rooms had brackets for them). One detector leaks water when it rains. 4. Two of the bedrooms are not bedrooms. They are walk-in closets with beds in them. They do not have windows, any type of secondary egress, they do not have ventilation, and their light switches are outside (in the bathroom). This is uncomfortable, and unsafe. 5. The house seems to be unfinished. The floor is incomplete, the door frame is incomplete, the sheetrock has water damage from outside. Two of the bathrooms look like this. 6. One of the bathtubs is not usable because it leaks. 7. The pocket doors did not work 8. There is steel, scrap, and furniture parts piled in the back yard, not safe for kids. 9. There is a totaled car in the back yard, not safe for kids. 10. There is a 2 foot gap along the back fence. The house is advertised as kid friendly, this fence separates the back yard from a canal behind the fence. 11. The water feature in the front yard was breeding mosquitos and was half empty when we arrived. 12. The house had fewer fold-out beds than advertised. The fold out beds are clearly old retired hotel fold out sofas. They are old, worn, and the mattresses are disgusting. 13. There are numerous holes in the walls and ceilings. 14. There are wires hanging in one of the bedrooms. Security system wires? 15. The air conditioner units would blow the circuit breaker which had to be reset at least once a day. We did attempt to discuss these issues with the owner. When we provided this list, his response was essentially “thanks for letting me know”.

Balloon Fiesta plus a college reunion - best place ever
Contact Robert - he set up the Villa for us with extra chairs. There were 22 of us in and out of the Villa in October 2016. We were all college friends who came to Albuquerque to attend the Balloon Fiesta. Plenty of space for all - nice bedrooms and baths. Excellent kitchen space - outdoor patio with a BBQ grill - and the views of the skies, the Sandia Mountains and the balloons - don't miss this place. Robert is an excellent host and was a pleasure to work with.

Perfect rental in ABQ!
Great home to stay in to have the home away from home feeling! Excellent neighborhood as we took my morning walk and a beautiful road side ranch.. Excellent distance to ABQ tramway and other places! Robert was very helpful with great local taste and suggested good places to visit, house is very creatively built with modern touch! Highly recommend!
